The latest house upgrade has been completed as of the time I push the send button for this newsletter. The north wing central air conditioning installation has been completed and nary an electrical fire was to be seen at 520 S. Ridgewood Ave.
Plans for installing the South wing unit have been budgeted for the next fiscal year. We're also taking a look at replacing the main house's two units — the one in the attic and the one above the drop ceiling in the kitchen. There's a good possibility we'll be able to install one unit in the attic to feed down to the first floor, which would also let us access rooms 8 and 9 without cutting the load-bearing exterior walls of the main house.
Some brothers have asked why central air, why now? The answer is fairly easy: cost of repairs. On average over the past 5 years we've had 4-5 window A/C units fail per year. To adequately cool these rooms — keeping in mind modern students' needs (aka electronics) — we were purchasing 8,000-12,000 BTU units, and about three-quarters of them would leak down the interior walls, causing structural failure of the drywall, carpet damage, personal property damage, mold, etc.
The new units will be more cost-effective for House Corporation in maintenance costs, and the reduced electric load should lower undergraduate energy bills. We'll also be removing the old units and sealing up the open space, reducing the amount of cool energy lost through those openings, and making us more competitive in today's rental market.
Termites are our latest non-paying residents. We think they're Lambda Chi Alphas trying to squat and take over our house. At first we thought they were jealous Delta Chi's who lost their house some years ago, but they seemed a bit festive, responded favorably when "Gonna Make You Sweat (Everybody Dance Now)" was played, and one brother noted they reminded him of Steel Works — a sure sign of a Lambda Chi.
In Memoriam
Brothers, it is with a heavy heart we learned that Brother Paul English '89 lost his wife Mariann this July. Mariann was a beautiful person, inside and out. We will always remember the good 'ole days we shared at J's, the Bank bar on Main, and how much she was loved by all. You will be sorely missed. Please keep Brother Paul English in your thoughts.
1855 Club — Stronger Than Ever
First announced in 2000, the 1855 Club is stronger than ever with 49 members — up over 20 new members since March of this year. This phenomenal achievement is attributed to the hard work of Seth Downs '92 and his squadron of 10- and 5-year captains. Thanks Seth, thanks 10- and 5-year captains, and thanks to all of the 1855 Club members. Our most recent addition is Robert Sween '72 — thanks, Robert. 1855 Club income for September 2009 was $1,226.
